We have had enquiries from a number a students with Semester 2 placements that are interested in one of our houses. They are looking for students with Semester 1 placements and needing a house or some rooms just for Semester 2. to view. Our houses are recently acquired; and have mostly new furniture, cookware and appliances. All are on direct bus routes to City centre or to Uni. of Bath. View them on the Map Most have double glazing , All have Gas CH and fully equipped kitchens. including at least a basic set of crockery, cutlery, glasses and cookware. All bedrooms have desks. We are proud of our growing reputation with our student tenants for being good responsive landlords and providing good quality houses. We ask all our tenants to provide feedback when they leave and are pleased to say that we have achieved an average rating of 8.63 out of 10 for the question "How did we do as landlords?" and 96% said Yes to the question "Would you recommend your friends to use us and our properties?" The table below shows the monthly rent for each house (and per person, assuming an equal split, in brackets). You are free to allocate unequal individual shares of the rent according to room size etc. as long as the total monthly rent is covered. All quoted rents are Fully INCLUSIVE of all bills and services - no need to budget for Gas, Electricity, Water, TV License, Phone and Broadband. (In some cases an alternative exclusive rent may also be listed or be available on request) RESERVED Houses marked RESERVED have been spoken for and held on a holding deposit (Tenancy admin fee) while credit checks and references are taken before leading to a contract. No more viewings will take place unless the contract does not complete. These houses may sometimes become available again so please check later.CONTRACTED Houses are all signed up for next year and will not come back onto market

Interest Rate Adjustment The non-student rental market normally has 6 month contracts arranged just 1
month ahead of occupation and so only has to look ahead 7 months. The student
let is normally for 12 months with a 6 month lead-in and so we need to fix the price ahead
for 18 month period. Housing costs are very dependant on Interest Rates. Setting a
fair long-term rent against volatile interest rates is then difficult. The security deposit on any new tenancy must be held under a government backed Tenancy Deposit Scheme. Under these schemes, disputes over any retained deposit will be decided by an independent organisation. The schemes are a compulsory requirement of new legislation and seek to protect tenants from unfairly withheld deposits.
Tenancy Admin Fee - a Single NON-REFUNDABLE fee, of £50 per person on a joint tenancy or £75 for a single person tenancy, to cover reference, credit checks and guarantor taking, deposit insurance, creating contracts, informing utility and local authorities, inventory checks when you move in and out of the property, will be payable if you want to reserve a property. From that point others enquiring about the property will be told it has been taken. In case you then change your mind, this will pay for re-advertising and finding new prospective tenants after others will have been turned away Inclusive Utilities - The rents quoted now include Gas, Electricity, Water, Phone Line, Broadband, TV license. The phone line will have all chargeable outgoing calls barred but free and emergency calls are available and calls may be received. The broadband service will be upgraded to a faster 20-24 Mhz as soon as it becomes available. Gas and Electricity is budgeted on fixed cost contracts based on 1.5 times UK average consumption for the size of house. There may be extra charges if this allowance is exceeded. Conversely if usage is much lower there may be a rebate. Consumption will be monitored termly and you will be advised accordingly. These supplies will be contracted and the price fixed when you sign the rental agreement, any variation from this package should be discussed during your viewing or at draft contract stage. If you require to take on any of these services under your own account you will have to pay any costs of terminating and afterwards reinstating any existing arrangements.
