Interest Rates  -   The non-student rental market normally has 6 month contracts arranged just 1 month ahead of occupation and so only has to look ahead 7 months. The student let is normally for 12 months with a 6 month lead and so needs to fix the price ahead for 18 months. Setting a fair long-term rent against volatile interest rates is then difficult. 

Rather than set  high rents in case there is a change, we have decided to set a variable rent based on the current interest rate. Each 0.25% change in interest results in approximately 5% change to the monthly interest payments on our mortgages (assuming that the mortgagor follows the rate change) which as you can imagine accounts for most of the rent. 

The Rents for 2008-09  take account of a Bank of England Base interest rate of 5.25%. For 2008-09 it is possible that interest rate may vary more than of late, so for full year contracts on most properties we will include a term in the rental agreement which provides for an "Interest Rate Adjustment" in case the rates rise by more than 0.5% from the 5.25% baseline. This will be added to the monthly rent for each 0.25% that the Base rate exceeds 5.75%

The adjustment for each change on the  rent FOR THE WHOLE HOUSE will be 
£30 - Excelsior, Haycombe and East Way,  
£40 - Blagdon and Ferry and  
£50 - Eastbourne and Alexandra (A), 
other properties will have fixed rent

They will be in effect from the next rent due date after a BoE Base Rate change is announced. To assist with your budgeting we can consider requests to defer the increased part of your payments to your next loan cheque or the end of the tenancy.

Deposits - the level of refundable security deposit per person held from signing of a contract until the end of the tenancy will be  
£350 for Haycombe and Blagdon
£400 for East Way, Bloomfield, Old Fosse and Walcot
£450 for Ferry, Eastbourne, Alexandra and Excelsior

The security deposit on any new tenancy must be held under a government backed Tenancy Deposit Scheme. Under these schemes, disputes over any retained deposit will be decided by an independent organisation. The schemes are a compulsory requirement of new legislation and seek to protect tenants from unfairly withheld deposits.

Tenancy Admin Fee - a Single NON-REFUNDABLE fee, of £50 per person on a joint tenancy or £75 for a single person tenancy, to cover reference, credit checks and guarantor taking, deposit insurance, creating contracts, informing utility and local authorities, inventory checks when you move in and out of the property, will be payable if you want to reserve a property. From that point others enquiring about the property will be told it has been taken. In case you then change your mind, this will pay for re-advertising and finding new prospective tenants after others will have been turned away
