Student Houses for SEMESTER 2 2011-2012

We have some individual rooms in shared houses that will become available from February and March 2012. They can be reserved now. See PART Houses

 ALL our houses feature fully inclusive rents with GAS, ELECTRIC, WATER, TV-license, PHONE LINE and FAST BROADBAND all included. We have contracted these utility services in advance and prices are fixed so rises in Gas and Electric costs will not affect you.

Houses in Oldfield Park, Odd Down, Twerton and Whiteway also include VirginMedia DigitalTV box.

For students on a split year, we are happy to create agreements where some tenants change part way through the year or make 2 six month contracts. Please make up a group to cover entire academic year and search together.

Our Guiding Philosophy

We feel that students or professional sharers deserve as comfortable, clean, well equipped and maintained accommodation as anyone else when they rent in the private sector.  Our aim is to provide just that and welcome any feedback or suggestions to tailor our accommodation to better suit your needs.

All Property that you see on these pages is either privately owned by us or approved by us , and managed directly ourselves. As we let our own property and pride ourselves in responding quickly, you will not get problems often associated with distant and uninterested landlords ignoring maintenance problems.

We are proud of our growing reputation with our student tenants for being good responsive landlords and providing good quality houses. We ask all our tenants to provide feedback when they leave and are pleased to say that we have achieved an average rating of 8.63 out of 10 for the question "How did we do as landlords?" and 96% said Yes to the question "Would you recommend your friends to use us and our properties?"

All houses are normally let as joint assured shorthold tenancies to a group of tenants. (Detailed info about Joint vs Seperate Tenancies

We support Bath & NE Somerset accreditation scheme and all of our properties are either accredited with B&NES as safe and habitable or in the process of being accredited. Where practicable we will also implement proposals for meeting their 1,2 or 3 star security accreditation scheme.

We have been requested to manage a few houses for other landlords as their agent and are willing to to this for properties and owners which we believe are in line with our intention to provide safe comfortable student accommodation. The property list indicates which are those that we own and those that we manage. 

Recent legislation in the private rental sector has imposed administration overheads and costs on every tenancy and so reluctantly we now have to make a small charge to cover them. By managing our own properties we can reduce to an absolute minimum any additional costs over and above the monthly rent. We charge just £50 per person (£75 for a single person tenancy) to cover all standard admin and fees for the duration of your tenancy with no additional cost to renew for a further year or to conclude the tenancy.
